What makes this project especially significant is its scale, economic impact, and long-term benefit to the community. This 142,000-square-foot retail development represents a $70 million investment in Broken Arrow and is projected to generate $1.41 billion in gross taxable sales over the life of the Tax Incentive district. It is expected to produce an estimated $876,800 in annual city sales tax revenue during the TIF period and approximately $2.86 million annually to the City once the TIF expires. The project is also expected to generate nearly $500,000 per year in ad valorem revenue benefiting Tulsa Community College, Tulsa Tech, the Tulsa City-County Health Department, Broken Arrow Public Schools, and the Tulsa City-County Library.

Planned tenants include Burlington, Five Below, HomeGoods, Bella Gusto, Shoe Dept. Encore, Books-A-Million, Bealls, Kids Empire, Goldfish Swim School, Catrina Fresh, Opal Nail Salon, Sparkle Grooming, Cold Stone Creamery, Surf Bar, Gung Ho, and Jiffy Lube.
